Why “catchment” drives community choice — without zoning
Families often shop communities as if Dubai had UK-style catchments. It does not. Admission turns on school policy, waitlists, curriculum fit, and whether you can make the morning run in peak traffic. Proximity still matters for daily life — but it is a practical catchment, not a legal one.

Total cost of living near a top school
Model four stacks together: property price (or rent), community/building service charges, school fees from the school's published schedule, and transport time. A “cheaper” home with a 40-minute peak school run can erase the headline saving. Confirm unit-specific service charges and the current fee schedule before you commit.
Resale and rental demand
School proximity is a persistent demand factor for family stock — especially corridors with deep published inspection history. It is not a guarantee of liquidity. Liquidity still depends on ticket size, product type, and the broader cycle.
Off-plan vs ready when schooling has a hard start date
If Term 1 is non-negotiable, ready stock (or a short lease) usually beats off-plan handover risk. Off-plan can still fit when placement is already secured elsewhere and the investment thesis is multi-year. Never underwrite school logistics to a developer completion promise alone.
